Evidence vocabulary
Six statuses. No mystery checkmarks.
A cited public source directly supports the claim.
A past unit or filing shows it existed; not a building-wide promise.
Evidence includes approval, eligibility, waitlist, fee, or another condition.
Public sources disagree; the conflict remains visible.
A reviewed source expressly says the feature is absent.
Public evidence did not answer the question; this is not “no.”
How map zones work
Zones explain visible co-op concentrations. They are editorial groupings, not civic or legal neighborhood borders.
Central and southern are connected clusters at roughly 140–175 meters. The eastern group follows the 50th–52nd Street corridor; “other” avoids forcing scattered sites into a false neighborhood.
Source hierarchy
NYC & New York records
PLUTO, HPD, DOB, energy, LPC, rolling sales, MTA, NYAG and ACRIS establish identifiers, filings, counts, dates, and boundaries—not present condition or board policy.
Marketplace history
StreetEasy and Zillow help document repeated amenity, policy, and layout language; claims may be stale, broker-supplied, or unit-specific.
Brokerage & directories
Public brokerage and building pages can corroborate a lead; they are not primary board documentation.
Documents still needed
Current lease, house rules, financials, board package, insurance, alteration agreement, lender review, and managing-agent confirmation.
Important limits
- PLUTO residential units may not equal shareholder apartments.
- Campus records can span several entrances and management arrangements.
- Violations, sales, policies, fees, staff, and amenities can change.
- An offering-plan match does not describe current financial health.
- Transit distance is straight-line, not a walking or accessibility assessment.
